Fortium Surveying Ltd can provide a concise Planned Preventative Maintenance (PPM) report to assist Managing Agents to budget for the life-cycle of all components forming a development, from paths and roadways, all the way through to roof covering, including Mechanical and Electrical components.
Our PPM report can span 15, 20, or 25+ years, and will include:
- A description of the development
- Reviewing lease obligations set out for both the leaseholder and landlord*
- Summary of the Fire Risk Assessment and General Risk Assessment*
- Overview of the property condition
- Summary of reactive repairs
- Description of all major components
- Cost schedule of all building components

Defect Diagnosis
Our surveyors have in-depth Building Pathology experience on a wide range of issues. We use a variety of techniques and technology to identify the cause and repair of a wide range of defects.
Where necessary, we will liaise with other specialists or contractors to ensure even the most challenging issues are identified. We understand the importance of identifying defects as early as possible, and as such we prioritise visits and ensure reports are issued in a timely manner.
Building Reinstatement Cost Assessment (BRCA)
A Building Reinstatement Cost Assessment (BRCA) is carried out to provide property owners with the cost of re-building to a similar standard in the event of a total loss of its fabric and structure.
Our process follows guidelines set out by the Royal Institute of Chartered Surveyors. Fortium Surveying Ltd has formed a bespoke BRCA report which includes a complete breakdown of all costs, including professional fees, providing a clear, easy-to-read schedule.
